Project Manager

Location: Delaware, OH

Summary

The Project Manager is required to manage, direct, coordinate, and budget, in coordination and at the direction of the division manager and other division personnel, all activities concerned with the company’s division, including overseeing all project start-up, organization, scheduling, managing risk, cost, and performance.

Duties and Responsibilities

  • Creation of project start-up documents.
  • New job documents (bond, submittals, COI, safety documents, NOC, POs)
  • Reviewing project documents.
  • Creating purchase orders, ordering, and scheduling for material/subs.
  • Creating and tracking submittal packages through approval.
  • Creating daily reports (safety, material usage, general contractor reports)
  • Inventory counts/weekly material transfers.
  • Reconciliation of credit cards.
  • Take offs for change orders/projects.
  • Jobsite walks before mobilizations as needed.
  • Tracking training/safety records.
  • Creation of project close-out documents.
  • Inputting data (labor tracker, bag count, etc.)
  • Billing (AIA/memo invoice)
  • Scheduling crews (gypcrete, sound mat, concrete, waterproofing, punch list)
  • Weekly subcontractor meetings
  • Handing problems as they come up.
  • Drawing revisions/drawing details
  • Pricing change orders/additional costs
  • Purchasing material/maintaining inventory
  • Budgets/monthly budget adjustments
  • Job documentation (discussions in the field, issues, RFIs, etc.)
  • Marketing - RedFeed content, job site pictures, developing marketing documents as needed.
  • Preconstruction meetings/bid review meetings
  • Take offs/job material forecasting.
  • Occasional bids to help as needed.
  • Manage subcontractors.
  • Job closeout - cube reports, warranty, close concrete, etc.
  • Jobsite visits
  • Business development: finding leads.
  • Creativity, problem-solving, and thinking outside of the box.
  • Pre-installation meeting for customer expectations
  • Negotiating schedules, favors, change orders.
  • Product knowledge for different applications and recognizing project conditions.
  • Managing cost, schedules, materials, and crews and minimizing risk.
  • Communicating with customers, field crews, and project teams.

Work Environment/Physical Demand
This position works in an office environment and occasionally travels to the field to supervise projects as required. This position requires long periods of sitting.

Position type and expected hours of work.
This is a full-time office position. Typical hours will range from 43-50 hours per week and are subject to change. This role requires working nontypical days and irregular hours based on construction schedules. Due to the critical nature of the role, accepting phone calls even during nontypical workdays and hours is also necessary.

Travel
This position requires occasional travel to local job sites.

Required Experience, Education, and Qualifications

  • Valid driver’s license
  • Must have reliable transportation to the workplace(s)/ job location(s).
  • Ability to successfully pass a background check related to driving.
  • Ability to pass drug screening.
  • Must be able to work in the United States without corporate sponsorship now and in the future.
  • 3+ years in the construction industry
  • Understanding of cost management processes, planning, and scheduling.
  • Working knowledge of various construction disciplines and safety regulations and how to apply them.
  • Practical written and verbal communication skills

Preferred education and experience

  • Bachelor’s degree in construction management, Engineering, or Business Management or three years of experience in a similar role in the construction industry.
  • Experience with the following software: Microsoft Excel, Teams, Team Up, BlueBeam, Outlook, ProCore
  • Ability to read plans and do take-offs.
  • Bilingual (Spanish/English)
